What is the title register?

When property or land in England and Wales is registered, HM Land Registry keeps a record of it called the title register. In plain English, it is the official record of who owns a property and on what terms. Each registered title has its own register and a unique title number.

The register is arranged in three parts:

  • Property register — describes the land, refers to the title plan and records rights that benefit the property, such as a right of way over a neighbour’s drive.
  • Proprietorship register — names the registered owner, records the class of title and may note the price paid where recorded.
  • Charges register — records mortgages, restrictive covenants and other matters that burden the property, where they exist.

What does the title register show?

Will the register show who owns the property?

Where the property is registered, the proprietorship section of the register normally records the current registered owner. For very recent purchases there can be a delay while HM Land Registry completes registration.

Does the register show mortgages?

The charges register normally records registered mortgages and other financial charges where they exist, usually naming the lender. It does not show balances or repayment details.

Is this an official copy for court use?

Not necessarily. Whether a document is suitable for a legal process depends on the specific document supplied and how it was obtained. If you need a document for court or a formal process, tell us before ordering and take professional advice.

What if the property is not registered?

A small proportion of land in England and Wales is still unregistered, meaning there is no title register to retrieve. If that appears to be the case, we contact you to discuss options, which may include a refund in line with our refund policy.
