How Ordering Title Documents Works

You give us the property details, choose the documents you need and pay securely online. A person then checks the details, identifies the registered title, retrieves the documents and delivers them as PDFs through a secure, expiring download link — usually in around 1–2 hours during office hours once the title has been identified.

The five steps

    Pick the Title Register, Title Plan, or both as a bundle.

  3. Pay securely

    Pay online by card through Stripe. All charges are shown before you pay.

  4. We identify and retrieve

    A person checks your details, identifies the registered title and retrieves the documents. We contact you if anything is unclear.

  5. Download securely

    Your PDFs are delivered through a secure, expiring download link.

Step 1: Enter the property details

For most properties, the full postal address is all we need. Include the flat number, building name or unit where relevant — the more precise the address, the faster we can identify the registered title.

Not every piece of land has a postal address. Fields, paddocks, woodland, garages and building plots can still be ordered: describe the land, and add a map link, coordinates or a nearby address to anchor the location. Step 2: Choose your documents

You can order a copy of the Title Register (the written ownership record), a copy of the Title Plan (the map of the general extent), or both together as a bundle. The two documents are designed to be read together, so the bundle suits most people who want the full picture. Prices for each option are on the pricing page.

Step 3: Pay securely

Payment is taken online by card through Stripe. Every charge is shown before you pay, with nothing preselected and no surprises at checkout. VAT treatment details, where applicable, are shown at checkout too.

Step 4: A person checks and retrieves

This is where our service differs from a fully automated form. A person reviews the details you provided and identifies the registered title they relate to. If the picture is unclear — for example, a flat where both the leasehold flat and the freehold building are registered, or an address with several associated titles — we contact you and show you the options before retrieving anything. Once the correct title is confirmed, we retrieve the documents you ordered.

Step 5: Secure delivery

Your documents are delivered as PDFs through secure download links that expire after a set period. We email you when they are ready, and your order page shows the status throughout. If a link expires while we still hold your documents, contact us and we can refresh it.

What can slow an order down

Most orders are straightforward, but some genuinely take longer. The most common reasons are:

  • Ambiguous addresses — a partial address, a recently renamed street or a new development can take longer to match to a registered title.
  • Multiple possible titles — flats, garages, parking spaces and land parcels often involve more than one title, and we will not guess. We contact you first.
  • Unregistered land — if the land is not registered, there are no title documents to retrieve, and we contact you to discuss options.
  • Awaiting your reply — where we have asked a question, the order waits until we hear back, so a quick reply keeps things moving.

Our team works Monday to Friday, 9am to 5pm (UK time). Orders placed outside those hours are picked up on the next working day.

Frequently asked questions

How long does an order take?

Most orders are delivered in around 1–2 hours during office hours once the registered title has been identified. Orders placed outside office hours are picked up when we next open. If we need to contact you — for example, where more than one title could match — delivery depends on how quickly we hear back.

Do I need the title number to order?

No. A full postal address is usually enough. If you already know the title number, include it — it helps us identify the correct title faster. For land without a postal address, a description, map link or coordinates work instead.

What happens if my address matches more than one title?

We pause the order and contact you with the options before retrieving anything. This is common with flats, garages, parking spaces and parcels of land, where several registered titles can relate to one address.

What if the property turns out to be unregistered?

A small proportion of land in England and Wales is unregistered, meaning there are no registered title documents to retrieve. If that appears to be the case, we contact you to discuss options, which may include a refund in line with our refund policy.

How do I access my order later?

We email you a secure link to your order page. Download links expire after a set period for security, and we can refresh them on request while we still hold your documents.
