VAT treatment details are shown at checkout. Estimated service times run from the point the registered title is identified; if we need to contact you first — for example, where more than one title could match — delivery depends on how quickly we hear back.

What our fee covers

Our charge is a service fee, and we want to be straightforward about what it pays for:

Retrieval — we obtain the documents you ordered for the registered title.
Human address checking — a person checks your details and identifies the correct registered title before anything is retrieved, and contacts you if more than one title could match.
Secure delivery — PDFs delivered through secure, expiring download links, with email notification when they are ready.
Support — a person you can contact if anything is unclear, before or after your order.

You can pay less by ordering directly

Copies of the register and plan can be bought directly from HM Land Registry, and doing so costs less than ordering through us. If you are comfortable finding the title yourself and using the official service, that is a perfectly good option — our guide to buying directly from HM Land Registry explains how. Our service exists for people who would rather have someone check the details, handle the awkward cases and provide support.

We support commercial orders for estate agents, solicitors, conveyancers, surveyors and other property professionals, including consolidated invoicing and bulk order enquiries with pricing on request.

Frequently asked questions

Are there any hidden charges?

No. The price shown for each document is the price you pay, and every charge is displayed before payment. Nothing is preselected at checkout and there are no recurring charges.

Is VAT included?

VAT treatment details are shown at checkout. If a VAT breakdown applies to your order, you will see it clearly before you pay.

Why does this cost more than ordering directly from HM Land Registry?

Because our fee covers more than the document itself: a person checks your address, handles cases where several titles could match, retrieves the documents, delivers them through secure expiring links and provides support. If you are comfortable using the official service yourself, buying directly costs less — we explain how on our buy-direct page.

What happens to my payment if the documents cannot be retrieved?

If the land turns out to be unregistered, or we cannot identify the title you need, we contact you to discuss options, which may include a full or partial refund in line with our refund policy.

Do you offer discounts for multiple properties?
