How to Buy Directly from HM Land Registry
You can buy copies of the Title Register and Title Plan directly from HM Land Registry through its official GOV.UK service, and doing so usually costs less than ordering through us. This page explains how, and what our additional fee covers if you would rather we handle it.
The official route
HM Land Registry is the government body that keeps the register of property ownership in England and Wales, and it sells copies of the register and plan through its own online service. If you are comfortable searching for the property and identifying the title yourself, ordering directly is straightforward and usually cheaper.

What our fee covers if you order through us
Our service charges more than the direct route because it includes work the official service leaves to you:
- Human address checking — a person confirms your details and identifies the correct registered title before anything is retrieved, rather than relying on you to pick the right result.
- Multiple-title cases — flats with separate leasehold and freehold titles, garages and parking on their own titles, and land without a postal address often involve more than one possible title. We investigate and come back to you with the options.
- Secure delivery — PDFs delivered through secure, expiring download links, with email notification and an order page showing progress.
- Support — a person to contact before and after ordering if anything is unclear.
- Business invoicing — consolidated invoices and multiple-property support for commercial customers.
Direct or through us — side by side
| Direct from HM Land Registry | Through this service | |
|---|---|---|
| Cost | Lower — you pay HM Land Registry’s fee only | Higher — see our pricing, which includes our service fee |
| Address checking | You find the property and pick the title yourself | A person checks the details and identifies the title for you |
| Multiple-title help | You resolve flats, garages and land parcels yourself | We investigate and contact you with the options before continuing |
| Support | GOV.UK guidance and HM Land Registry channels | A person to contact before and after your order |
| Invoicing | Individual transactions | Consolidated invoices available for business customers |
Both routes are legitimate. If the price difference matters more to you than the service around it, order directly — the link above takes you straight there. If you would rather have someone check the details and handle the awkward cases, we are happy to help.
Frequently asked questions
Is it cheaper to buy directly from HM Land Registry?
Usually, yes. HM Land Registry charges its own fee for copies of the register and plan, and ordering directly avoids our service fee. Our charge covers human address checking, handling of multiple-title cases, secure delivery, support and business invoicing.
Are the documents different if I buy directly?
The underlying registered information is the same — it all comes from the register held by HM Land Registry. The differences are in the service around it: who finds the title, who checks the details, how the documents are delivered and who you can ask for help.
Do I need the title number to order directly?
The official service lets you search by address in many cases, but some situations — flats with separate freehold and leasehold titles, garages on their own titles, land without a postal address — can be harder to resolve yourself. That checking work is part of what our fee covers if you order through us.
Why do you tell people about the cheaper option?
Because we would rather you choose our service knowing the alternative than feel misled afterwards. We are an independent business, not HM Land Registry, and we state that plainly across the site.
