Everything commonly asked about ordering copies of the Title Register and Title Plan for property and land in England and Wales: what the documents show, how ordering and delivery work, payments and refunds, and how this independent service relates to buying directly from HM Land Registry.

Ordering

What do I need to place an order?

For most properties, the full postal address is enough — include the flat number or building name where relevant. If you already know the title number, include it and we can go straight to the correct title. For land without a postal address, a description with a map link, coordinates or a nearby address works instead.

Can I order documents for land that has no postal address?

Yes. Fields, paddocks, woodland, garages and building plots can be ordered by describing the land and anchoring the location with a map link, coordinates or a nearby address. A person reviews the description and contacts you if anything needs clarifying. See our land without an address guide for details.

What happens if my address matches more than one title?

We pause the order and contact you with the options before retrieving anything. This is common with flats (a leasehold flat and a freehold building), garages, parking spaces and parcels of land. We never guess which title you meant.

Do I need to know whether the property is freehold or leasehold?

No. The tenure is normally recorded in the title register itself. If a property involves both a leasehold title and a separate freehold title, we contact you so you can choose which you need — or order both.

Can I order documents for a property in Scotland or Northern Ireland?

No. This service covers registered property and land in England and Wales only. Scotland and Northern Ireland have separate land registration systems run by different bodies.

Do I need an account to order?

No. You order as a guest and we email you a secure link to your order page. Access to your order works through that emailed link rather than a password.

The documents

What does the Title Register show?

The title register normally shows the registered owner, a description of the property, the tenure where recorded, and rights, restrictions, covenants and charges where recorded, together with the title number. It is the written ownership record for a registered title.

What does the Title Plan show?

The title plan is the map-based record showing the general extent of a registered title, with coloured markings or references where applicable. It is designed to be read with the title register. It usually shows general boundaries and does not normally establish the precise legal position of a boundary.

Will the documents tell me who owns a property?

Where the property is registered, the proprietorship section of the title register normally records the current registered owner. For very recent purchases there can be a delay while HM Land Registry completes registration.

Do the documents show mortgages?

The charges register within the title register normally records registered mortgages and other financial charges where they exist, usually naming the lender. It does not show balances or repayment details.

Are these documents certified or suitable for court?

We do not claim that. Whether a document is suitable for a legal or formal process depends on the specific document supplied and how it was obtained. If you need a document for court or a formal process, tell us before ordering and take professional advice.

What if the property is not registered?

A small proportion of land in England and Wales is still unregistered, meaning there is no title register or plan to retrieve. If that appears to be the case with your order, we contact you to discuss options, which may include a refund in line with our refund policy.

What are title deeds, and can you supply them?

For registered property, the title register and title plan have largely replaced old paper deeds as the current record. Some older documents may be held as filed documents referred to in the register. See our title deeds page for what can and cannot be obtained.

Delivery and downloads

How quickly will I receive my documents?

Most orders are delivered in around 1–2 hours during office hours once the registered title has been identified. Orders placed outside office hours are picked up when we next open, and if we need to contact you first, delivery depends on how quickly we hear back. We never promise a fixed delivery time we might not meet.

How are the documents delivered?

As PDFs, through secure download links on your order page. We email you when the documents are ready. The links expire after a set period for security.

How secure are the downloads?

Download links are unique to your order and expire after a set period, so they cannot be shared indefinitely or found later by someone else. We also limit how long we retain your documents after delivery.

My download link has expired — what do I do?

Contact us. If we still hold your documents within our retention period, we can refresh the link. After the retention period the documents are deleted and would need to be ordered again.

How does the emailed order link work?

When you place an order we send a secure access link to your email address. Opening that link signs you into your order page — no password needed. Anyone with access to your email inbox could use the link, so keep your inbox secure and contact us if you think a link has been compromised.

Payments and refunds

How do I pay?

Payment is taken online by card through Stripe, a widely used payment provider. We do not see or store your full card details. All charges are shown before you pay, with nothing preselected.

Is VAT included in the price?

VAT treatment details are shown at checkout. If a VAT breakdown applies to your order, you will see it clearly before you pay.

Can I get a refund?

If we cannot identify or retrieve the documents you ordered, we contact you and offer options that may include a full or partial refund. Our full refund policy is on the refunds page; its wording is currently pending legal review, so please check that page for the current position.

Can I cancel an order after paying?

You can ask us to cancel at any time before we begin retrieving documents. Because we usually begin work quickly, contact us as soon as possible. The refunds page explains how cancellation is handled.

Can my business get one invoice for several orders?

Yes. Consolidated invoicing is available for business customers, along with multiple-property support and bulk pricing on enquiry. See our commercial orders page.

About this service

Are you HM Land Registry?

No. Land Registry Docs is an independent document retrieval service and is not affiliated with HM Land Registry or the UK Government. We are open about this on every commercial page of the site.

Can I buy these documents directly from HM Land Registry?

Yes, and doing so costs less than ordering through us. Our fee covers human address checking, handling of multiple-title cases, secure delivery and support. Our buy-direct guide explains how to use the official GOV.UK service if you would rather order yourself.

Why would I use this service instead of ordering directly?

Convenience, human checking and support. A person checks your details and identifies the correct title before anything is retrieved — which matters most for flats, garages and land without an address — and you have someone to contact if the situation is not straightforward. If those things are not worth the higher fee to you, ordering directly is a good choice.

Do you handle bulk or business orders?

What areas do you cover?

Registered property and land in England and Wales only. We cannot retrieve documents for unregistered land, or for property in Scotland or Northern Ireland.
