These Terms and Conditions govern your use of the Land Registry Docs website and the services we provide.
Please read these terms carefully before placing an order.
1. Who We Are
Land Registry Docs is an independent property document retrieval service.
We are not HM Land Registry, the UK Government, or affiliated with either.
Our service is designed for customers who would like us to retrieve Land Registry documents on their behalf.
You can purchase many Land Registry documents directly from HM Land Registry if you prefer.
2. Our Service
When you place an order with us you are asking us to:
- review the property information supplied
- identify the correct registered title where possible
- retrieve the documents you have requested
- securely deliver those documents to you
Our service includes the work involved in locating and retrieving the documents and providing customer support.
The fee you pay covers our service, not simply the cost of the document itself.
3. Ordering Documents
You are responsible for providing accurate information.
If you know the Title Number, please include it as this helps us process your order more quickly.
If information is incomplete or unclear we may contact you before retrieving any documents.
4. Multiple Titles
Some properties have more than one registered title.
Examples include:
- Leasehold and Freehold titles
- Garages
- Parking spaces
- Gardens
- Separate parcels of land
If we identify more than one possible title we will contact you before proceeding.
We will never knowingly retrieve the wrong documents simply to complete an order.
5. Properties We Cannot Locate
Occasionally a property:
- is not registered
- has insufficient information
- cannot be identified with certainty
If this happens we will contact you.
Where we are unable to supply the requested documents we will provide either:
- a full refund, or
- a partial refund if substantial work has already been undertaken,
depending on the circumstances.
We will always explain any deduction before processing a partial refund.
6. Pricing
Our prices are clearly displayed before you place your order.
Our prices include the work involved in retrieving your documents and providing customer support.
They are not simply the price charged by HM Land Registry.
7. Buying Direct
You are under no obligation to use our service.
If you prefer, many Land Registry documents can be purchased directly from HM Land Registry.
Our service is intended for customers who would like us to manage the retrieval process on their behalf.
8. Payment
Payment is taken securely at the time you place your order.
We accept payment using the methods displayed during checkout.
9. Delivery
Most document requests are completed in around 1–2 hours during office hours.
Occasionally additional time may be required where:
- property details require clarification
- multiple titles exist
- documents are unavailable electronically
- additional investigation is required
We will keep you informed if delays occur.
10. Cancellation
You may cancel your order at any time before we begin retrieving your documents.
Once we have started work your order cannot normally be cancelled because our service has already commenced.
If you contact us immediately after placing an order we will always do our best to help.
11. Refunds
We believe refunds should be fair.
Full Refund
- Duplicate order
- Payment taken in error
- We cannot provide the requested service
- We cancel your order before work begins
Partial Refund
If significant work has already been carried out but documents cannot ultimately be supplied, we may retain a reasonable administration fee.
Any deduction will always be explained.
No Refund
Once documents have been successfully retrieved and delivered we cannot normally issue a refund unless we have made an error.

12. Accuracy
Documents supplied originate from HM Land Registry.
We cannot guarantee the accuracy or completeness of information contained within those documents.
If you require legal advice you should consult a solicitor or other qualified professional.
13. Property Boundaries
A Title Plan usually shows the general boundaries of a registered title.
It does not normally determine the exact legal position of a boundary.
If you require advice regarding a boundary dispute you should seek professional guidance.
14. Limitation of Liability
We will always exercise reasonable care and skill when providing our service.
However, we cannot be responsible for:
- inaccuracies contained within Land Registry records
- delays outside our reasonable control
- losses arising from decisions made using the documents supplied
Nothing in these Terms limits any rights you have under UK consumer law.
15. Privacy
Your personal information is handled in accordance with our Privacy Policy.
We only use the information necessary to provide our service.
16. Complaints
If something has gone wrong we genuinely want to know.
Please contact us and we will investigate promptly.
Our aim is to resolve all complaints fairly and professionally.
17. Governing Law
These Terms are governed by the laws of England and Wales.

We promise that:
- We will never pretend to be HM Land Registry.
- We will clearly explain what you’re paying for.
- We will tell you if buying direct from HM Land Registry may be a better option for your needs.
- We will contact you if we’re unsure which documents you require rather than guessing.
- We will treat every customer fairly.
- If we make a mistake, we’ll put it right.
- If something isn’t covered by these Terms, we’ll use common sense, communicate openly and always try to reach a fair outcome.
