About Land Registry Docs
Land Registry Docs is an independent UK business that helps people obtain copies of property title documents — the Title Register and Title Plan — for registered property and land in England and Wales. We are not HM Land Registry and not part of the government, and you can buy the same documents directly from HM Land Registry at a lower cost.
What we do
We take the property details you give us, have a person check them, identify the registered title, retrieve the documents you ordered and deliver them as PDFs through secure, expiring links. If anything is unclear — an ambiguous address, several possible titles, land that appears to be unregistered — we contact you before continuing rather than guessing. What we do not do
- We do not provide legal advice or interpret documents for you. If a document affects a decision you are making, take professional advice.
- We do not create or amend registered records — we retrieve copies of what already exists.
- We cannot retrieve documents for unregistered land, because no registered title exists for it.
- We do not claim our documents are certified or suitable for court or a formal process — that depends on the specific document and how it was obtained.
- We do not cover Scotland or Northern Ireland, which have separate systems.
Why we exist
You can buy title documents directly from HM Land Registry, and it costs less. We say so plainly on every commercial page of this site, and our buy-direct guide shows you how.
So why use us? Three reasons, honestly stated:
- Convenience — one form, one payment, and the documents arrive by secure link without you needing to navigate the official service or find the title yourself.
- Human checking — a person confirms the address and the title before anything is retrieved. That matters most for flats, garages, parking spaces and land without an address, where several titles can relate to one place.
- Support — someone to ask when the situation is not straightforward, before and after your order, plus consolidated invoicing for business customers.
If none of that is worth a higher fee to you, buying directly is the right choice, and we would rather you make it knowingly than feel misled.
